Travelling to and from Brazil

There are about 30 major airports altogether in Brazil, many are internationals, such as those at Rio de Janeiro, São Paolo, Brasilia and Natal.

Rio de Janeiro Antonio Carlos Jobim International Airport is the busiest; it has all amenities including Banks with bureau de change facilities and ATMs. For car hire Avis, Hertz and the Brazilian Localiza are all represented at the airport’s Terminal 1. Getting to the airport via road: Bus and taxi are hassle free options.

In Natal, Thomson holidays carry direct charter flights from UK. Thompson flies to Natal on the Northeast coastal region, a popular destination for British clients. A New airport is being built (the 8th largest in the world) just outside the city of Natal and the closest point to Europe in Latin America.

The Buying Process in Brazil

Getting Finance / Mortgages in Brazil

Many off plan property financing in Brazil offer instalment plans over a period of 12 to 60 months. Charges vary depending on the developer and repayments are usually index linked. The developer can often offer the most competitive finance options to investors and these are certainly worth considering.

However, it is highly recommended that before making a commitment, you discuss your investment plans with a lawyer, a reputable property agent with experience in the area or a financial advisor before you decide on any Off Plan Property Brazil.

Many developers in Brazil offer beneficial payment schemes through the International Property Investment Network (IPIN). Payment schemes presently on offer allow you to buy property off-plan before or during construction when the price remains low, with down payments of between 15% and 40% of the property price.

By the time the property is completed, prices rise due to market forces and the general appeal of a completely finished property ready to be occupied. Reselling the property give excellent returns of between 15% to 60% and never having paid the full purchase price. With an off-plan investment, even in the “worst case” scenario if the property cannot be sold upon completion, the developer himself can often finance the final balance due, typically over 4 years or more. Furthermore, the rental income may pay off the finance of this loan and yield further eventual return on investment.

How can property be cheaper if bought off-plan – How does it work?

In order to limit financial risk and debts, the developers of any project will wish to sell units off-plan. They understand that if buyers cannot see a physical property at the beginning, they will demand a lower price, while relying purely on the developer’s reputation, the property location, and computer simulations on which to base their decision to purchase.

In addition to the excellent off-plan price, some highly beneficial finance structures are in place. You sometimes need to pay only around 20-40% of the purchase price in the form of a deposit, while the rest is payable upon completion. This may be financed by a mortgage if necessary.

Prices start as low as £20,000 for a one-bedroom apartment located on a beach and £220,000 would get you a four-bedroom house with a pool and maid's quarters.

It is recommended checking out some of the deals offered by developers as some allow you to put down a 10% deposit on a property with nothing to pay for three years. With predictions of prices doubling in the next four to five years this could a nice way to make good profit.
